The City of Coralville is inviting companies to submit proposals to provide construction management services for the development of the Iowa River Landing Arena located within the City of Coralville, IA.  The Mandatory Pre-Bid Conference is on Thursday, August 18, 2016 at 1:00 PM (CST), and the proposals are due on Wednesday, September 7, 2016 at 3:00 PM.    

The City seeks to identify a highly qualified turnkey CMaR, experienced in projects of over $40,000,000 or above to provide certain preconstruction services and to act as a Contractor for the construction of the Iowa River Landing Arena, which includes the Iowa Arena, the Diamond Dreams Fieldhouse and a Multi-Story Building to include two museums, retail, commercial and office space.   

The CMaR will be required to work in conjunction with the City’s architectural/design team to revise and finalize plans and specifications for the Project and to act as Contractor during the Project construction phase. The CMaR will be required to deliver the completed Project on time and within budget.  

Iowa Arena
The Project will be a new and exciting centerpiece of the Iowa River Landing and surrounding area. The Iowa Arena will be a multi-purpose venue that will include selected University of Iowa events such as commencements, University Olympic sports, concerts, lectures, speakers and student activities. It will host State regional amateur athletic competitions and tournaments. The Arena will also serve local amateur athletics including scholastic sports such as girls basketball, girls volleyball and boys wrestling, and a full-size sheet of ice will serve amateur and minor-league professional hockey. Other potential events include selected concerts, family shows and touring entertainment events. The Arena is designed to serve as a destination facility for the region’s entertainment, athletic, convention and educational opportunities. The 5,000-seat multi-use arena will be a significant anchor to the area. It will serve to enhance the Iowa River Landing’s reputation as a major regional attraction, and improve the quality of life for local residents and visitors alike. The Arena will include the following elements:

i. Approximately 140,000 gsf

ii. Arena Bowl:
1. Approximately 5,000 fixed seats
2. NHL size ice sheet
3. Private & Party suites
4. Concessions and toilet facilities

iii. Arena Support Spaces: 
1. Locker Rooms
2. Facility Administrative offices
3. Primary Tenant Team – Locker Room Suite(s)
4. Primary Tenant Team – Team Administrative Suite(s)
5. Ice making
6. Maintenance
7. Loading & Marshalling

iv. On-site Infrastructure:
1. Electrical
2. Storm Water
3. Sanitary Sewer
4. Domestic Water and Fire Line
5. Communications including Security

v. Mechanical and electrical systems and support spaces.
vi. Parking 

Diamond Dreams Fieldhouse
Youth sports clubs and middle/high school athletes from across Iowa and our region will benefit from five indoor multi-purpose courts that make up the Diamond Dreams space. These areas will be used for practicing and competing year-round. This directly improves the highly competitive local landscape for these facilities, which currently forces kids to practice at odd hours and limits their opportunities for achievement. The Fieldhouse will include the following elements:

i. Approximately 44,000 gsf
ii. Warm Grey Shell space for:
1. Five station gymnasium
2. Administrative offices
3. Storage
iii. Partial mechanical and electrical systems and support spaces  

Museum/Retail Multi-Story Building
The Museum/Retail building will be a mixed-use, multi-story building on the north end of the complex. This space will dedicate the lowest floor to the Antique Car Museum of Iowa and Johnson County Society Historical Museum, the street level space to retail, and the top floor to office space.

The Museums are currently located in an older building owned by the City of Coralville as a temporary location until permanent space can be secured. The Antique Car Museum of Iowa and Johnson County Historical Society Museum will be located on the ground level of the Museum/Retail building to facilitate transfer of exhibits and vehicles. The Museum and Retail elements will include:

Museum Space:
i. Approximately 34,000 gsf
ii. War Grey Shell space for:
1. Antique Car museum and support spaces (approximately 90 cars)
2. Johnson County Historical Museum
3. Model railroad club
iii. Partial mechanical and electrical systems and support spaces

Retail and Office Space:
i. Approximately 25,000 gsf
ii. Warm vanilla shell for future retail and office space
