The area is seen as a gateway from Interstate 80 for Coralville and is envisioned as an entertainment, retail, and dining district. Planning efforts have involved citizen groups, the City Council, and consultants with expertise in a variety of areas.
The plan includes space for retail, restaurants, water features, gathering, entertainment, and offices. The Coralville Intermodal Facility, with park and ride, secure bicycle storage, public ticket access, and transfer points, is also a part of the plan.
